Booking Terms/Conditions and Policies

Rental AgreementBy making a reservation with your personal information under NO circumstances will Elite Property sell or provide any of your personal information to third parties. To ensure comfort, safety and peace of mind all our homes are registered with the State Authorities and are in full compliance with all relevant legislation. All homes are privately owned and located in residential areas. Check in time is after 4.00pm and check out is 10.00am. Excess stay above this time without agreement from the owner/management company may incur a charge of $ 30 per 30 minutes and will be taken from the security deposit. The party is solely responsible for and shall secure all their personal property/belongings whilst in the rental property. The property owner/management company shall not be held responsible for any lost or stolen items. If rental home has an alarm please use this. The party leader further agrees to hold harmless and indemnify the property owner/management company for any loss, claims, costs, expenses or actions arising from their party’s use and occupancy of the rental property and pool. Please also understand that there is NO lifeguard on duty and that is a major condition of this reservation that the use of the rental property and pool area is entirely at your own risk. All pools have a maximum depth of 6ft, also horseplay and running around is strictly prohibited. You also agree that no children/adults non swimmers will use the pool without adequate supervision. The party leader also understands and agrees that neither the owner/management company can accept any responsibility whatsoever in case of accident or illness while in the property or use of pool. Any disputes under this agreement shall be resolved exclusively via binding arbitration according to the rules of the America Arbitration Association for commercial disputes in Osceola County, Florida, applying Florida Law. Each party shall pay their own attorney fees/costs and State of Florida shall have exclusive jurisdiction over any dispute.

BookingThe signing of the booking form by the party leader ( must be 25yrs old or older, photo ID may be required) confirms the acceptance of the terms /conditions and policies set out and shall be binding on the person(s) booking and intending to occupy the premises. Bookings cannot be taken from parties of your people under 21 years of age. NOT PETS/ANIMALS ACCEPTED. For the comfort of guests all homes are NON SMOKING, however smoking is permitted on the patio areas of all homes

Rental PeriodStays of less than 6 nights will incur a cleaning fee detailed in our rental rates.

PaymentA refundable security deposit is due once your reservation has been confirmed ($ 150 – 3 bed, $ 200 – 4bed, $ 300 – 5bed, $ 500 – 6/7bed). Payment of balance is due one month prior to your arrival date. We do accept Visa, Master Card, Discover Card, $ personal checks and $ bankers checks only. Checks are made payable to Elite Property Services. All rates are subject to Sales and Tourist Tax at 13%.

Refundable Security DepositThe client is held responsible for any damages that may be caused to the property, its contents during your stay. The refundable security breakage deposit will be returned one week after departure, subject to departure inspection. We retain the right to retain the security/damage deposit (either part or full) to cover breakages, damage. Receipts for repairs/replacements will be provided in the unlikely event such retention of the security deposit is required. We reserve the right to pursue a quest for recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of this.

CancellationIn the event of your party needing to cancel the following conditions will apply:

  • Cancellation in the period from booking up until 10 week before the vacation is due to begin will result in loss of the whole refundable security deposit.
  • Cancellation between 6 and 10 weeks of commencement of the vacation will incur a cancellation charge of 50% of the total cost of the booking.
  • Cancellation less than 6 weeks before the vacation is due to commence will incur a cancellation charge of 100% of the total cost of the booking.

We strongly advise you to take out insurance to cover any cancellation charges and the normal travel insurance cover in respect of illness, injury etc; at the time of booking.

Cancellation for peak periods i.e. Easter, Christmas, New Year and Thanksgiving render security deposits non refundable.

Cancellation by the Owner of propertyIn the unlikely event that personal circumstances necessitate cancellation of the booking, we will refund any monies paid by you without any interest, compensation or consequential loss of any kind). However, the Management will always seek to relocate your booking to another home or similar or superior standard.

Pool HeatWe are happy to provide the option of pool heat on many of our homes. To continue providing this service as cost effective as possible we ask that you read the following.

  1. Pool heat is provided for an addition fee
  2. The daily rate for pool heat is $ 25 plus 13% tax
  3. It takes approximately 12-24 hours for the full warmth to be felt. A temperature of between 80-85 degrees can be expected with pool heat.
  4. Pool pumps are on for approximately 8-10 hours per day
  5. If the air temperature drops below 55 degrees many heaters will shut down as a safety precaution, which will obviously reduce the temperature of the pool.
  6. If the pool has a blue pool cover please make sure this is placed on the pool in the evening or when not in use. This is vital when the pump is not operating so as to retain the warmth generated during the day.
  7. Please under NO circumstances play around with the pool valves/equipment as not only can you unbalance the chemicals which are put in the pool for your safety but also you can damage the surface of the pool which could cost YOU thousands of dollars to get repaired.

We take every precaution to ensure that your pool heater functions correctly. However, like any mechanical device there are occasional breakdowns. If you pool heater breaks down we will make every effort to fix it in a timely manner. Credits for pool heat will be given if necessary based on the following criteria. We can only give credit for the days following notification of the malfunction till the time the malfunction is rectified. NO CREDITS can be given for the inconvenience of not having pool heat ( i.e cold weather).


Power, water, phone & cable outagesWe occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds will be given for any outages.

AppliancesEach property provides: Fully equipped kitchen with microwave and dishwasher, unless stated other wise in property description. At least one TV and DVD or VCR, unless stated other wise in property description. Washer and Dryer, unless stated other wise in property description.

TrashPlace trash in outside receptacle, and leave by road for curbside pick-up. Refer to instructions in your rental property for the pick up days which are twice a week. Trash must be out by 8am on pick up days. If there is excess of trash on departure due to not putting out there will be a $ 25 pick up charge! Homes for Sale. If a property should be on the market for sale that you are staying in, please be assured that NO ENTRY to show the house will be made during your stay

Safety and SecurityTo comply with State Fire Regulations, under NO circumstances must any more than the maximum number of persons identified on the booking form must occupy the property. Children must be supervised AT ALL TIMES whilst in pool area. No diving is allowed. The pool is used entirely at the guests own risk. Glass is not permitted in the pool area. Please use plastic items provided in the property.

Force MajeureThe owners and their management company accept NO responsibility or liability for any loss or damages or alterations to the terms of this booking, caused by events beyond the owners or management companies control including strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, act of god, closure of airports, adverse weather conditions, fire or flood. The owners and management company do not accept responsibility for any accident, injury, illness or damage substained during the tenancy regardless of cause. You are advised to take full health and travel insurance.

DisclaimerLIABILITY – The property is privately owned and neither the owners nor the management company accept any responsibility whatsoever for personal injury, accidents, loss or damage to any persons or personal effects, however caused. The owners/management company reserves the right of entry at any time. This includes workers such as pool maintenance, gardener etc.

Please remember that these homes are ALL SELF CATERING and NOT A HOTEL. If there is a problem at any time with the home please call the local management company of that home during office hours which are indicated in the house folder. ENJOY YOUR STAY.
