By making a reservation with your personal information under NO circumstances will Elite
Property sell or provide any of your personal information to third parties. To ensure comfort,
safety and peace of mind all our homes are registered with the State Authorities and are in
full compliance with all relevant legislation. All homes are privately owned and located in
residential areas. Check in time is after 4.00pm and check out is 10.00am. Excess stay above
this time without agreement from the owner/management company will incur ½ day rental fee. If
you require a late check out please arrange at the time of booking. The party is solely
responsible for and shall secure all their personal property/belongings whilst in the rental
property. The property owner/management company shall not be held responsible for any lost or
stolen items. If rental home has an alarm please use this. The party leader further agrees to
hold harmless and indemnify the property owner/management company for any loss, claims, costs,
expenses or actions arising from their party’s use and occupancy of the rental property and
pool. Please also understand that there is NO lifeguard on duty and that is a major condition
of this reservation that the use of the rental property and pool area is entirely at your own
risk. All pools have a maximum depth of 6ft, also horseplay and running around is strictly
prohibited. You also agree that no children/adults non swimmers will use the pool without
adequate supervision. The party leader also understands and agrees that neither the
owner/management company can accept any responsibility whatsoever in case of accident or
illness while in the property or use of pool. Any disputes under this agreement shall be
resolved exclusively via binding arbitration according to the rules of the America Arbitration
Association for commercial disputes in Osceola County, Florida, applying Florida Law. Each
party shall pay their own attorney fees/costs and State of Florida shall have exclusive
jurisdiction over any dispute.
Please take a moment to look around your home. Please notice that the
house has been cleaned, neat and everything is hopefully in order. If you find something that
needs attention please report it immediately to the Management Company. PLEASE LEAVE THE HOUSE
THE SAME WAY YOU FOUND IT WHEN YOU CHECK OUT. YOU WILL BE CHARGED A $ 200 DOLLAR CLEANING FEE
IF YOUR HOME IS LEFT IN A POOR CONDITION.
The signing of the booking form by the party leader ( must be 25yrs old
or older, photo ID may be required) confirms the acceptance of the terms /conditions and
policies set out and shall be binding on the person(s) booking and intending to occupy the
premises. Bookings cannot be taken from parties of your people under 21 years of age. NO
PETS/ANIMALS ACCEPTED. For the comfort of guests all homes are NON SMOKING, however smoking
is permitted on the patio areas of all homes TV/DVD REMOTE CONTROLS Homes have been provided
for your comfort with remote controls for TV’S and DVD players. Please make sure that ALL
remotes are left in each bedroom or lounge where found on arrival. Lost of remote fee is
$25.00 NO SMOKING - Elite Property is proud to offer a smoke-free environment. While smoking
Is permitted on patios. It is NOT permitted inside our villas. We've take special care to
ensure Each home is SMOKE-FREE. For this reason an additional cleaning fee in the amount of
$250.00 will be assessed IF at the end of your stay, it has been determined that smoking has
occurred inside your home or even the smell of smoke. Thank you for adhering to this policy
for the benefit and enjoyment of those owners and guests that will be staying in the home
following your visit with us.
NO PETS OR ANY KIND OF ANIMAL ARE ALLOWED IN OUR HOMES
Stays of less than 6 nights will incur a cleaning fee detailed in our
rental rates.
Final Payment is due one month prior to your arrival date. We accept
Visa, Master Card, Discover Card, and $ cashiers checks only. Checks are made payable to
Elite Property Services.
Non refundable $ 45 for a Rental Policy that covers clients up to $ 1,500
of damages. Or $ 69 for a Rental Policy that covers clients up to $ 3,000 of damages.
Upon making a reservation $ 200 is required which acts as a cancellation
fee if reservation is cancelled. If so then payment is not returned. If not cancelled then
payment goes towards the balance of the vacation. We strongly advise clients to take out
insurance to cover any cancellation charges and the normal travel insurance cover in respect
of illness, injury, acts of god, flight cancellation, volcanoes, hurricanes etc, as we the
Management Company and Owners take no responsibility for any of the above.
In the unlikely event that personal circumstances necessitate cancellation
of the booking, we will refund any monies paid by you without any interest, compensation or
consequential loss of any kind). However, the Management will always seek to relocate your
booking to another home or similar or superior standard.
We are happy to provide the option of pool heat on many of our homes. To
continue providing this service as cost effective as possible we ask that you read the
following:
- Pool heat is provided for an addition fee
- The daily rate for pool heat only is $ 25 plus 13% tax
- The daily rate for pool heat and spa heat is $ 35 plus 13% tax
- It takes approximately 12-24 hours for the full warmth to be felt. A temperature of between 80-85 degrees can be expected with pool heat.
- Pool pumps are on for approximately 8-10 hours per day
- If the air temperature drops below 55 degrees many heaters will shut down as a safety precaution, which will obviously reduce the temperature of the pool.
- If the pool has a blue pool cover please make sure this is placed on the pool in the evening or when not in use. This is vital when the pump is not operating so as to retain the warmth generated during the day. The blue cover is only required in winter months and not summer months.
- Please under NO circumstances play around with the pool valves/equipment as not only can you unbalance the chemicals which are put in the pool for your safety but also you can damage the surface of the pool which could cost YOU thousands of dollars to get repaired.
We take every precaution to ensure that your pool heater functions
correctly. However, like any mechanical device there are occasional breakdowns. If you pool
heater breaks down we will make every effort to fix it in a timely manner. Credits for pool
heat will be given if necessary based on the following criteria. We can only give credit for
the days following notification of the malfunction till the time the malfunction is rectified.
NO CREDITS can be given for the inconvenience of not having pool heat (i.e. cold weather).
Gas grills can be rented for $50 per week. Due to Florida Law NFPA1-
Chapter 3 paragraph 3.48 NO GRILLS ARE PERMITTED TO BE USED WITHIN 3 FT OF ANY COMBUSTIBLE
MATERIAL. IN NO CIRCUMSTANCES SHOULD THE GRILL/BBQ BE USED INSIDE THE SCREENING AREA OR INSIDE
THE GARAGE.
We occasionally experience outages that are beyond our control. We report
outages as each occurs. No refunds will be given for any outages.
Each property provides: Fully equipped kitchen with microwave and
dishwasher, unless stated otherwise in property description. At least one TV and DVD or VCR,
unless stated otherwise in property description. Washer and Dryer, unless stated otherwise in
property description.
Place trash in outside receptacle, and leave by road for curbside pick-up.
Refer to instructions in your rental property for the pick up days which are twice a week.
Trash must be out by 8am on pick up days. If there is excess of trash on departure due to not
putting out there will be a $ 25 pick up charge! THERE IS NO RE CYCLE IN ANY SUB DIVISION so
please make sure that ALL trash is put out on pick up days. Pick up days are in each house
folder. ALL TRASH MUST BE PUT IN TRASH BAGS AND PLACED INSIDE THE TRASH CANS NO LOOSE BAGS ON
TOP OR BESIDE A TRASH CONTAINER.
If a property should be on the market for sale that you are staying in,
please be assured that NO ENTRY to show the house will be made during your stay.
To comply with State Fire Regulations, under NO circumstances must any
more than the maximum number of persons identified on the booking form must occupy the
property. Children must be supervised AT ALL TIMES whilst in pool area. No diving is allowed.
The pool is used entirely at the guests own risk. Glass is not permitted in the pool area.
Please use plastic items provided in the property. The pool is serviced once a week.
The owners and their management company accept NO responsibility or
liability for any loss or damages or alterations to the terms of this booking, caused by
events beyond the owners or management companies control including strikes, riots, political
unrest, hostilities, war or threat of war, terrorist activity, act of god, closure of
airports, adverse weather conditions, Power outages out of our control and fire or flood. The
owners and management company do not accept responsibility for any accident, injury, illness
or damage sustained during the tenancy regardless of cause. You are advised to take full
health and travel insurance.
LIABILITY – The property is privately owned and neither the owners nor the
management company accept any responsibility whatsoever for personal injury, accidents, loss
or damage to any persons or personal effects, however caused. The owners/management company
reserves the right of entry at any time. This includes workers such as pool maintenance,
gardener etc.
Please remember that these homes are ALL SELF CATERING and
NOT A HOTEL. If there is a problem at any time with the home please call the local
management company of that home during office hours which are indicated in a folder in each
home.
