We know how much money and time you have invested in your vacation. We also
know you will have questions. To save time and hopefully help you in your planning process we
have tried to anticipate and provide answers to the most frequently asked questions.
- Why Choose Elite Property Services for my Vacation?
We offer the closest vacation homes to the Walt Disney World Resort. We are family run since
1988. We are a small company but take pride in all our homes as if they were our own.
- Is there a minimum stay required?
Yes it is 3 days or more. For stays of less than 6 nights there is also a Cleaning-Stay-Fee,
which covers the short turnaround for house cleaning. Prices varies on size of house.
Florida Law defines a short term “Vacation Home” as a property that rents for less than 5 months.
Anything longer is considered to be long term and is governed by a different series of laws.
Elite Property Services & Mgmt Inc does not deal with long term rentals.
- Is there daily housekeeping?
NO. Vacation homes are professionally cleaned after a guest checks-out. Each home comes equipped
with a vacuum, broom and mop.
- What time is Check IN and Check OUT times?
Check in = 4.00 pm.
Check out = 10.00 am
- Do I need to check in at the office?
NO. Once payment has been received clients are then sent the appropriate access code to your
property as well as directions direct to property. There may be also if necessary, include
security gate codes, if your home is located in a gated community. Once you have received this
information you go direct to property.
- How do I get the key to my house?
Once payment has been received you are then sent your access code. This will access the lock
box at the home, which contains the key to that property. All keys must be returned back to
the key box on departure. Failure to do this will result in an automatic charge of $ 25 will
be charged to your credit card on file.
- When can I have the address and telephone number of the vacation home?
We do not offer the address and telephone number of any vacation home until client has 100%
paid for their vacation which is one month before arrival and has completed the booking form
and returned to our office before we can release confidential information.
- What time is check out, and what do I need to do to check-out?
Just make sure to lock up, be sure to return the house key to the lock box to avoid unnecessary
charges to the security deposit, and have a SAFE JOURNEY HOME. Please also make sure to check
that you have packed all your personal belongings. Unfortunately, the management company/Owner
cannot be held responsible for any items left behind.
- What happens if I do leave personal items behind?
The Owner/Management Company cannot be held responsible for personal items left in the homes
once you have checked out and left the area. If you should leave something behind and is found
and you contact us within 72hrs after you've check out we will be happy to ship the items to
you. However, you would be responsible for the cost of shipping. We do not have the space
available to store items left behind. If no one claims them unfortunately we must dispose of
them.
- Travel Guard Accidental Rental Damage Insurance - All clients pay
Non refundable $ 45 for a Rental Policy that covers clients up to $ 1,500 of damages.
- What is the difference between a Standard Home and an Executive Home?
Executive homes will have more amenities than standard homes. In most cases, the Executive
class homes may have upscale furnishing, Games Room, Jacuzzi, multiple TV's throughout the
home and Internet access. An Executive home will include at least one of the above mentioned
amenities, and it may have more than one or all these amenities.
- Do we have Non Smoking Homes?
NO - Upon check out each home is professionally cleaned. If smoke odors prevail then
we do our best to clean the odor. Unfortunately there is no way of stopping a guest from
smoking inside each vacation home and abusing the rules. We post NO SMOKING signs in all our
homes and ask guests to smoke outside. Abuse of this request will result in a fine and
additional cleaning fees.
- Are pets allowed?
There are NO PETS allowed in any of our homes.
- Is the pool heated?
There is an additional charge for pool heat or spa heat.
- What is provided in the vacation home?
Each room is fully furnished for your comfort. Every convenience has been provided, including
kitchen bake ware, cookware, dishware, glassware and silverware for the maximum number of
people that can be booked into the home. Sufficient linens and towels provided but NO WASH
CLOTHS.

All homes are self catering and all supplies are to be bought by guests.
- What do I need to bring and/or provide in the vacation home?
You will need to provide any food or drink you plan to consume during your stay, as well as
toilet tissue, Kleenex tissue, paper towels, napkins, garbage bags, laundry detergent,
dishwashing detergent and liquid dish soap etc. You will also need to bring personal
toiletries, such as shampoo, lotions, mouthwash, wash cloths etc
- Do we have to wait until we get to the theme parks to purchase tickets?
Absolutely not! We have a link on our website to THE OFFICIAL TICKET CENTRE. They will be more
than happy to take care of your ticketing needs. Tickets can be ordered online before you
arrive or once you are here.

- Is there transportation, or shuttles to the theme parks?
NO. We strongly suggest you arrange your own transportation. Some resort locations may
provide fee-based shuttle services through a third-party vendor.
- Is there a Jacuzzi / Hot Tub / Spa
Some of the homes have a Jacuzzi or Spa but NO hot tubs. The Jacuzzi is built into the pool and
are only heated if the pool is heated ( i.e. you have purchased pool heat or the water is
already heated due to warmer summer temperatures). Some homes have Spa's which is also built
into the pool and can be heated separately from the pool if you just require the spa.( you will
need to purchase spa heat or if you wish for pool and spa heat this also can be provided at
the rates quoted on web site www.disneyorlandohomes.com
- What is the cancellation policy?
Upon making a reservation $ 200 is required which acts as a cancellation fee if reservation is
cancelled. If so then payment is not returned. If booking is continued then payment goes
towards the balance of the vacation. We strongly advise clients to take out insurance to cover
any cancellation charges and the normal travel insurance cover in respect of illness, injury
etc.
- How large a rental home should I have?
Vacation Homes are governed by the State of Florida’s Division of Hotels and Restaurants along
with local county governments. To determine the amount of persons allowed in each home us this
formula.
2 persons per bedroom + 2 additional persons on sleeper sofa ( not all homes have a sleeper
sofa).
3 bedroom = sleeps up to 8 people
4 bedroom = sleeps up to 10 people
5 bedroom = sleeps up to 12 people
6 bedroom = sleeps up to 14 people
7 bedroom = sleeps up to 14 people
Florida Law ( Stature509) does not allow more than 14 individuals in any single home. No
matter how many bedrooms may exists.
- What happens if the extra guests are children who can sleep on the floor or in sleeping bags?
Florida Law allows us to IMMEDIATELY EVICT GUESTS who violate these laws with no opportunity
for compensation.
- How many vehicles are permitted at each rental home. Is a motor home allowed?
A maximum of 4 vehicles are allowed at any single home in the Central-Florida area. Under
Osceola County law, trailers (such as boat and moving trailers), motor homes and similar
vehicles are not permitted in residential neighborhoods except by special permit.
- Is mail service available at vacation homes?
NO.
- NO RECYCLING IN ANY SUB DIVISIONS. ALL RECYCLING TO GO WITH NORMAL TRASH
